How banks decide your home loan eligibility

  • Income (FOIR): all your EMIs together are usually kept within 50% to 60% of your monthly take-home income. This calculator uses 50% up to ₹50,000 a month, 55% up to ₹1 lakh and 60% above that.
  • Property value (LTV): RBI allows up to 90% of the property value for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that.
  • Age and tenure: up to 30 years, usually ending by about age 70 (some banks allow up to 75).
  • CIBIL score: decides your rate at most banks. A score of 750+ gets the lowest published rates.

How banks decide your car loan eligibility

  • On-road price: most public sector banks fund up to 90% of the on-road price; you pay the rest as down payment.
  • Income: the same EMI limit as home loans applies (50% to 60% of take-home income, counting your other EMIs).
  • Tenure: up to 7 years (84 months) for a new car, ending by about age 70.

Frequently asked questions

How much home loan can I get on my salary?

Banks usually allow all your EMIs together (the new home loan plus existing loans) to be about 50% to 60% of your monthly take-home income. For example, with ₹60,000 take-home and no other loans, an EMI of about ₹33,000 is usually possible, which is roughly ₹38 lakh to ₹40 lakh over 20 years at 7.5% to 8%. The loan also cannot exceed the RBI limit on the property value.

How much of the property value will a bank finance?

RBI caps housing loans at 90% of the property value for loans up to ₹30 lakh, 80% for loans above ₹30 lakh up to ₹75 lakh, and 75% above ₹75 lakh. You pay the rest (the margin) yourself. Stamp duty and registration are usually not counted in the property value.

What CIBIL score is needed for a home loan?

Most public sector banks publish their best home loan rates for a CIBIL score of 750 to 800 and above. Many lend down to 650 or even 600 at a higher rate. If you have no credit history (score -1 or 0), several banks still lend at a published rate for new-to-credit borrowers.

Is there a prepayment or foreclosure charge on a home loan?

No, for floating-rate home loans to individuals. RBI rules do not allow banks to charge for prepaying or closing such loans, from your own money or by moving the loan to another bank. All the rates on this page are floating (repo-linked).

Why do banks show a rate range instead of one rate?

The rate depends mainly on your CIBIL score, and at some banks also on the loan amount, the loan-to-value ratio, whether you are salaried, and on special schemes for women or government employees. Some banks publish a rate for each CIBIL band; others publish only the range.

Will my home loan rate change after I take the loan?

Yes. These loans are linked to the RBI repo rate, so the rate moves when RBI changes the repo rate, at your loan's next reset. Use the Loan Rate Change Checker to see the effect on your EMI.

How much car loan can I get?

Public sector banks usually fund up to 90% of the on-road price of a new car (ex-showroom price, registration and insurance), for up to 7 years. The EMI must also fit within about 50% to 60% of your take-home income, together with your other EMIs. Some banks fund less, for example 80%, and some fund up to 100% for their existing home loan customers.

Are car loan rates fixed or floating?

Most public sector banks offer floating (repo-linked) car loans, which have no prepayment or foreclosure charges for individuals under RBI rules. SBI's car loans are fixed-rate: the rate stays the same for the whole loan, but prepayment charges may apply. Check the loan agreement before you sign.
